Moving to Kapaa

Kapaa is a calm and peaceful town, and the residents enjoy the relaxed ambience that it provides. It is in close proximity to the city of Lihue, which is one of the centres for education and transportation in Hawaii. There are also a number of deserted beaches nearby where residents often enjoy quiet Sunday afternoons. People

The people of Kapaa form a well-knit community. The racial make-up is diverse. Of the entire population, 27.8% are White, 0.3% are African American, 0.5% are Native American, 31.7% are Asian, 10.0% are Pacific Islander and 9.5% are Hispanics and Latino. Its residents, however, embrace and celebrate every culture. They are friendly, extremely accommodative and helpful; hence one will have no difficulty in fitting into the community. They strongly value their culture and heritage and are spiritual, leading a relaxed and peaceful life.

Education

Kapaa might not be the best when it comes to education. However, it is in very close proximity to the main city of Lihue. Lihue has a number of excellent public schools and universities. There is also one well renowned private school.

Recreational Activities in Mililani

Mililani is primarily a residential area. It was developed with an aim of providing affordable and quality standard of living for its residents. It is therefore not a major tourist spot. However, its residents have a strong sense of culture and there are music performances, dances, plays and other activities happening all year long. It is also in close proximity to major tourist spots like Kailua and Kapolei. Although it is landlocked, beautiful beaches and snorkelling and diving spots are located within a few miles. This makes for an ideal vacation spot for the entire family.

Places to visit

Mililani Golf Club – The Sports Shinko Rainbow Open, where Hawaii’s top professionals compete, takes place in this golf club. This is also one of the most scenic golf courses. The view from every hole is breathtakingly beautiful. Even if golf isn’t the first thing you’d want to do on a vacation, the mere location of this club is enough to change your mind.

Fun Factory – This amusement park might not be the best in the country, but it is a place where the entire family can relax and have fun. It is a great place, especially for children. The rides are not dangerous but still ensure that everyone has a good time.

Recreation centres – There are six recreation centres in Mililani which have facilities that include swimming pools, badminton and tennis courts and facilities for indoor games. There are activities that happen almost every day.

Town centre – The Town centre of Mililani is one of the most eventful places in the town. There are events, competitions, and fun games organised almost every day. The weekends and Fridays are particularly packed with activity. Plays, music and dance performances, and other shows happen on the centre stage. Local bands are given a chance to perform every weekend. There are also a number of classes and workshops that are organised. Fairs and family bingo sessions happen every week. During the festive season, special shows are staged and competitions are held. It is indeed a great place where the entire town comes together. Beaches, ranches, memorials and museums are located in towns and cities which are a few miles from the town. The mountains and well-maintained highways make for an amazing drive to these places. The parks and other community centres within Mililani are also great places to visit.

Mililani has its own community shopping centre which has everything starting from local handicrafts and souvenirs to the latest fashion clothing. There are also a number of small shops that sell exquisite artefacts. The town centre often has fairs where residents put up stalls which sell handicrafts.

Sizzler is a chain of seafood and steak restaurants which have a great selection of food. The ambience is wonderful and the food is affordable and delicious. Phuket Thai is a special chain of Thai food restaurants offering the best Thai food in town. There are a number of other fast food joints and fine dining restaurants which make quality food. During festivals such as the Okinawa festival, exquisite varieties of dishes are available.

Things to do in Makakilo

Makakilo might not be the most popular tourist attraction, but there are a number of tourist spots and a whole range of things to do in this beautiful residential city. It is also in close proximity to popular tourist locations like Kailua and Kapolei. This makes Makakilo an ideal place for a vacation.

Places to visit

Waimea National Audubon Society – Located 0.18 miles from the city centre of Makakilo City, Waimea Valley is of great historical and cultural significance to the Hawaiians. The stone terraces and walls constructed during the time of Hawaiian monarchy are especially beautiful. This valley is now a historical nature park which includes botanical gardens. Located on the Kamehameha Highway, it is open every day of the year except on Christmas and New Year’s Day. An admission fee is charged.

Waimea Bay Beach Park – Located 0.21 miles from the city centre of Makakilo City in the mouth of the Waimea River, it is home to the most spectacular, dangerous and largest waves for surfing in the world. With waves over 20 feet high, it is ranked among the ten top big surf spots in the world. The big wave season is in winter, when surfers from all across the globe visit Waimea Bay Beach to have a surfing experience of a lifetime. Beginners are encouraged to surf during summers when the waves aren’t dangerously high.

Pupukea Beach Park – Located 1.32 miles from the city centre of Makakilo City, Pupukea, meaning “white shell” in Hawaiian, is a long and narrow beach with a rocky shoreline. There are two small beaches located on each end – Three Tables and Shark’s Cove. During summer months, when the surf is low, these make for excellent snorkelling and diving sites. Both these small pockets of beaches have lava formations and tide pools. Occasionally, blowholes can also be seen. The Beach Park is also a conservation area for marine life.

Banzai Pipeline Surfing Area and Sunset Beach Surfing Area, located 1.63 miles and 2.18 miles respectively from the Makakilo City Centre are two other popular surfing spots.

Diamond Head Summit Trail – This is a 1.6 mile historical trail with glimpses of geological and military history of the volcanic Diamond Head crater. The ascent involves going through a lighted tunnel 225 feet long. At the summit, bunkers can be seen on the crater rim. A navigational lighthouse built along the coast beside the crater in 1917 can also be seen.

Barbers Point Lighthouse – This 72 feet tall structure was built in 1933 as a tribute to the captain of a ship that had ran aground on a nearby coral reef in 1769. It is located in Barbers Point Beach Park. Germaine’s Luau is also located here. It makes for a great outing on a sunny Sunday afternoon.

Shopping and restaurants

Every tourist spot in Makakilo is lined with small shops selling souvenirs and artefacts. Cuisines from all across the world are available in Makakilo. As Makakilo is a perfect blend of cultures from across the globe, restaurants specialising in particular cuisines are so authentic that it is easy to forget that you’re still in Hawaii! As a tourist, it is best to visit restaurants specialising in the local cuisine for a true taste of Hawaiian food.  Bakeries and pizza places such as Boston’s North End Pizza Bakery and Ba-Le Sandwiches and Bakery are extremely popular for their affordable and fantastic pizzas, cakes and sandwiches. Makakilo experiences a warm climate almost throughout the year. As it is located at an altitude of 400 feet, the weather is ideal. The average temperature is 73.4 F, and there are no extreme weather conditions. There is no snowfall and the average rainfall per year is 34.25 inches, which makes it not too went and not too dry. The average number of days in a year with precipitation of 0.1 inches or more is 36.36. This means that for most part of the year, your daily routine will not be affected due to the weather conditions, making Makakilo an ideal place to live, in terms of weather.

Real estate

Rentals – Since Makakilo is primarily a residential area, there is never a shortage of homes and apartments that are given out on lease. Most realtors offer contracts that have a one-year lease. 90.1% of the population has passed high school and 26.3% has a bachelor’s degree. Makakilo offers quality education and schooling. There are a number of private and public school in and in close proximity to Makakilo. The people of Makakilo lay great importance on education and urge their children to pursue a bachelor’s degree after high school. There are also a number of technical institutes and universities within 25 miles of the city.

Real estate in Makakilo

Makakilo is a beautiful city located in the state of Hawaii. It is a residential area and is census designated, belonging to the Ewa district on the island of Oahu, located above Kapolei. According to the 2000 census, the population was 13,156. Because of its close proximity to a number of cities and popular tourist locations such as Kailua, Honolulu, Waipahu and Kapolei, it is a prime location for booming real estate markets. It is the perfect residential location as it is devoid of the hassles of being a popular tourist spot, but is in close enough proximity to the towns and cities that are. Located at an elevation of 400 feet, with 3.14 square miles of area and a population density of 4301 people per square mile, Makakilo is a city with guaranteed returns on real estate investment.

Market trends

The home sales in the first quarter of 2011 were about 120 homes. Compared to the first quarter of 2010, this is a decrease of about 50 homes. In the second quarter of this year, the home sales further decreased to about 60 homes. This, in comparison to the second quarter of the previous year is a decrease of more than 130 homes. This decreasing trend of home sales does not provide any consolation to the real estate market. However, one must keep in mind that Makakilo is a primarily residential area and most of its residents have been living in Makakilo for a long time.

During the third quarter of 2010, the median home sales prices dropped to about $425,000, compared to $475,000 of the previous quarter in the same year. In the first quarter of 2011, the prices increased up to $450,000. In the second quarter of 2011, however, there has been a small decrease in the median sales price as it fell to $440,000. It must be kept in mind that these are the average listings. There are still popular areas in Makakilo where houses are sold for more than a million dollars. If you’re looking for short term investments in real estate, Makakilo shouldn’t be your first choice. However, for long term real estate investments, Makakilo is a prime locality.

Mortgage rates

There are a number of mortgage brokers in Makakilo who offer different interest rates depending on the principal amount, and type of mortgage. For a 15 year fixed loan type, the annual percentage rate (APR) is 3.31%. The APR is 3.84% for 30 year fixed type loan. For 40 year fixed type loan, the APR is 4.58%.  It must be kept in mind that the brokers mainly aim at making maximum profits and hence immediate settlement at the quoted amount is foolish. A loan must be taken only after doing a complete survey of different brokers, the interest rates and types of loans they offer, and the current market trends.

Market Trends for Property in Pearl City

Being a predominantly residential area, Pearl City has ample real estate offerings for both residential, rental and even as investment options. Unlike the rest of the island, which has a high proportion of retiree and long-term tourist population, Pearl City’s residents live and work in the region in average income jobs in the neighboring regions. Due to the middle income demography of the region followed by the location (away from the beaches), real estate in Pearl City is quite cheap, coming in quite below the national average. Currently, nearly 67% of the properties are owned, while 30% are rentals and the rest are vacant.

Market Trends

The real estate market in Pearl City took quite a hit from the subprime crisis that hit the entire United States’ economy. Only recently has the market began recovering and but house prices are still not up to their original value and are on a decreasing trend. The average price of a home is a little under $0.55million as opposed to the national average of $0.82million. The prices are expected to lower towards the end of this financial year and the trend is expected to continue in the next year too, because of the current economic crisis. Rental prices vary based on the property but they are expected to follow a similar trend too.

The properties in Pearl City, not being the prime ones in the area, have not seen much of a change in terms of price per area. It has remained fairly constant at around $300/square foot with a variation of $10 on either side. On the whole, the properties located closer to the conveniences and those with easier access to the highway and recreational facilities are higher priced.

There are currently 63 homes on sale in the Pearl City region, of which 36 are on auction because of bank foreclosures. This shows that the area has been quite deeply affected by the economic crisis and the result is being felt in the mortgage rates and lending options.

Recreation and Places of Interest in Pearl City

Pearl City has on offer to residents and visitors a range of fun activities that can satisfy everyone. They range from fine dining to nature adventures and with a little traveling, even active water sports or a relaxed day on the beach.

District Parks

Pearl City is dotted with a large number of parks that showcase the nature’s lush, tropical landscape. They are filled with a variety of trees and though are not exactly natural, make for a great visit. It is best to leave in the forenoon and spend the day till evening exploring the park. The best of the parks in the area include Pearl City District Park, Manana Community Park, Walau District Park and Pacific Palisades Community Park. The community parks in some cases are restricted so it is best to check online before going to avoid disappointment. Most of them are free and the few that charge for entry are also priced very nominally so there is nothing to worry about.

Dining and Gourmet

As is typical to many residential areas in the region and the country as a whole, there are several fine dining options available that have a range of cuisines. Whether it is Italian, Mexican or authentic local fare, there is bound to be something to satiate everyone’s taste buds. Most of them are concentrated in the Kamehameha Highway but every residential community should have a great restaurant within its vicinity. Among the popular ones are Stuart Anderson’s Cattle Company for western hospitality, Dlago’s Taco Shop for great Mexican food, Buzz’s Original Steak House for budget dining and Yummy Korean BBQ for authentic Far Eastern food.

Asian food clearly dominates in the region because of the large number of Asian residents. Thai, Japanese and Chinese restaurants are common and every street should have at least one of each and the best part is that each one is a unique experience on its own. Trying out a new restaurant will be exciting and since the prices are reasonable, the food might just appeal to you more!

Shopping

Retail therapy is not exactly possible in Pearl City but the rest of the shops more than make up for it. High end shopping can be done at Pearl City Shopping Center which features a number of popular brands and designer labels.

Around Pearl City

Pearl City in itself doesn’t have much for tourists but in less than a 10 mile radius are the great attractions of Honolulu and other seaside communities. These include Kailua, Lanikai and the like with their great beaches. Honolulu has great hiking trails, shopping and even the zoo. Of historical interest is the Battleship Missouri Memorial. Other historical sites related to the unfortunate events of Pearl Harbor are scattered around and are of some interest. Museums of famous warships are well maintained and make for a good trip for the entire family.

Due to the high concentration of residences and lack of tourists in the region, there is not much on offer. Water sports and beach hopping are only an hour’s drive away and the surrounding beaches are best dealt with over the weekend. In addition, nature trails, apart from the ones in Honolulu, are abundant and they traverse the tropical jungles in the region.
