When selling a home in Hawaii, the majority of those that are in the areas that are considered the place to move to, such as Maui, Kauai, Honolulu, Big Island, and Oahu, believe that their homes will sell themselves. However, this does not necessarily mean that the home will sell in record times. Yes, location is key to many buyers, however, there are other aspects that go into consideration when they view a property. The most important being curb appeal.
The majority of those that are looking to move to these areas in Hawaii are from places outside of Hawaii. Thus, they may be looking online before they make their trip to Hawaii to view these homes in person. These people may be looking at homes and making a list of those that they are truly interested in. If your home does not look good on the outside, it doesn't matter that you may be offering the lowest selling price in the neighborhood or the fact that the interior will take people's breath. More than likely, they will skip the property because people judge the exterior looks of the home to decide if they want to live there or not. In addition, no one wants to purchase a home that is going to require that they do a lot of work on it, and those homes that have bad curb appeal scream at potential buyers that it is a fixer upper home.
So what can, you as a buyer do in order to make sure that this is not the reason that your home stays on the market for weeks and months? First off, before you make any changes to the exterior you need to take the time to step back from the house and remove your sentiments that you associate with the home and look at it through eyes that are looking for flaws. Does the home look appealing to people? Is the front and back yard look appealing and well-groomed? Does it fit in with the homes in the area? If the answer is yes to all of these questions, then you have nothing to worry about. However, most people will answer no to at least one of these.
The way to fix these problems are to address them one at a time. If the home needs a paint job or just a good pressure washing to remove the dirt and so forth on the house, then do so. A layer of paint is a great way to make the home look brighter and more appealing. In the yard, be sure to remove all the weeks and so forth that are making the yard look more like jungle. You should consider planting a few colorful flowers in order to attract more buyers because of the beauty. Once you finish these tasks, step back and look at the home once again to make sure that you have done everything that you can do. If you have, and the home looks much better, then you have just increased your chances of selling your home.
